GHP Office Realty completes 11 leasing deals totaling 91,175 s/f in Westchester

Yorktown Heights, NY GHP Office Realty, LLC has leased 41,675 s/f of medical space to six different medical related tenants at 2649 and 2651 Strang Blvd., and 49,500 s/f at 140 Huguenot St. in New Rochelle. Jamie Schwartz, executive vice president of GHP acted for ownership of 2649 and 2651 Strang Blvd. while Andrew Greenspan acted for ownership at 140 Huguenot St. 

2649 and 2651 Strang Blvd. - Yorktown Heights, NY

At 2649 and 2651 Strang Blvd.:

• Northern Westchester Facility Project, LLC, leased 15,225 s/f for 15 years at 2651 Strang Blvd. Northern Westchester Facility Project, LLC was represented by Al Gutierrez and Ian Ceppos of Colliers Int’l. CT LLC.  

• ENT & Allergy Associates, LLP took 8,691 s/f at 2651 Strang Blvd.  Laurence London of Laurence London & Co., LLC represented ENT & Allergy Associates.

• Northern Westchester County Dental, P.C. renewed its 6,300 s/f lease at 2649 Strang Blvd. for 10 years. 

• New York Presbyterian Medical Group-Hudson Valley Hospital leased an additional 5,338 s/f at 2649 Strang Blvd for 10 years, bringing its total space to 25,000 s/f.

• Dialysis Clinic Inc. leased 3,800 s/f at 2649 Strang Blvd.     

• David Lerner, DDS, P.C. renewed its 2,321 s/f at 2649 Strang Blvd. 

140 Huguenot Street - New Rochelle, NY

At 140 Huguenot St.:

• Mary Anne Liebert, Inc. renewed its 25,370 s/f for six years.  

• Monroe College, LTD, renewed its 13,000 s/f lease. Monroe was represented by its president, Mark Jerome.    

• The Guidance Center of Westchester (TGCW) took 6,949 s/f. Roy Katter, principal of Katter Property Company, Inc. represented TGCW.

• J&K Staffing, Ltd renewed its 2,904 s/f lease for eight years.

• Radiant Light Women’s Health Nurse Practitioner, P.C. leased 779 s/f.  

2649 Strang Blvd. is a class A 66,000 s/f medical/office building and 2561 Strang Blvd. is a 100,000 s/f flex, medical, office and technology building that are part of the 26 acre, 209,000 s/f Northern Westchester Executive Park (NWEP).  

Schwartz said, “Since acquiring NWEP (f/k/a the Taconic Corporate Park) a little over two years ago, we have invested millions of dollars in capital improvements to the building’s systems and amenities as well as the common areas. Combined with GHP’s innovative and proprietary marketing methods and tools, we have increased occupancy at NWEP from 40% when we acquired the property to 85% with high credit tenants.”  

140 Huguenot St. is a 64,000 s/f, three story office building. GHP acquired the building in March 2016, when it was 65% occupied, and has since invested over $1 million in capital improvements to the building’s common areas, façade, onsite parking garage, as well as converting the existing HVAC systems to energy efficient rated systems.  The building is now 92% leased.  

Greenspan said, “We are pleased with the success of our leasing and marketing program for the building. The recent deals are worth over $7 million. In addition to our capital investment and our high quality tenant service, 140 Huguenot Street’s location and its proximity to the New Rochelle CBD, the New Rochelle Intermodal Transportation Center and I-95 at Exit 16, make it an attractive location to tenants for its accessibility for their employees and clients.”  

Greenspan said, “We continue to utilize our opportunistic, value-add acquisition formula, purchasing undervalued, income producing assets in great locations that we are familiar with, investing in capital improvements and successfully leasing vacant space and renewing existing tenants.”
