What advice would you give to those just starting out in commercial real estate? Careers in commercial real estate can be very rewarding, but just like any career, you need to work at it and it takes time. I can't stress enough how important it is to develop relationships and to keep them active, which will yield dividends in future events. It is also important to stay current with educational materials regarding the financial market and how they affect real estate, not only locally but worldwide as well. You need to learn the basic keystrokes for amortization and net present value, as well as to understand capitalization rates and how they equate to value and sales prices. How do you manage your personal and work life? In today's commercial real estate world, there is a fine line between your personal life and professional life. They tend to bleed into one another and this can become problematic if you do not manage your time properly. There are times when you may need to work late into the evening or on the weekend, but it doesn't happen too often. I have been able to manage my time by utilizing my professional hours in an effective and efficient manner. In reality, it can be impossible to completely leave work behind, but having a supportive family is an advantage. Who or what has been the strongest influence on your career and why? I would have to say my parents have been the strongest influence on my career. They brought me up with the understanding that one should always give their best in anything they do, and I try to continue to live by that motto. They taught me the importance of respect in the professional world, and how it can reap benefits as one grows. The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home.
