Geller and Weinstein of S&Z complete 4,500 s/f

Sholom & Zuckerbrot Realty (S&Z) has negotiated a long-term retail lease for an LA Boxing gym at 34-05 Steinway St. in Astoria, according to Frank Zuckerbrot, president of S&Z. The 4,500 s/f space is located in Steinway's retail corridor. "LA Boxing is a unique concept in exercise that appeals to a broad demographic," says Marc Geller, who negotiated the deal for S&Z, along with Doug Weinstein. "Steinway Street's ability to draw from a large residential base and its prominence as the premier western Queens retail destination made it the ideal place for an extension of the franchise. All parties involved were excited about the potential here, and the deal came together seamlessly." Geller and Weinstein represented both the tenant and the landlord. LA Boxing will be surrounded by everything from major national chains (Modell's, McDonald's, PC Richard & Son, Panera Bread, and UA Theaters) to local retailers and ethnic specialty stores. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
