Brooklyn, NY Barcel Group has completed the sale of six buildings totaling $20.34 million. The properties are 41 Jefferson St., 3233 Fulton St.; 801 Seneca Ave., 17-20 Madison St. and 18-56 Madison St. in Ridgewood; and 710 East 235th St. in the Bronx. 

41 Jefferson Street - Brooklyn, NY

41 Jefferson St. is a four-story walk-up building located in the Bushwick neighborhood. The corner property consists of 21 residential apartments and three retail stores. The building was built in 1926 and is a total of 20,000 s/f. The property sold for $7.5 million or 15.75x GRM. Marcel Fridman represented all parties in this off market transaction.

3233 Fulton St. is a three-story walk-up building located in Cypress Hills, the vacant property consists of six residential units. The property was built in 1915 and is a total of 4500 s/f. The property sold for $1.225 million or $268 per s/f. Fridman represented the purchaser in this off-market transaction.

801 Seneca Ave. is a three-story walk-up building located in Ridgewood. The corner property consists of four residential units and one store. The building was built in 1931 and is a total of 6,000 s/f. The vacant property sold for $2.3 million or $383 per s/f. Fridman and Bart Zimmermann represented all parties in this transaction. 

17-20  and 18-56 Madison each are three-story walk-up buildings located in Queens’ Ridgewood neighborhood. The properties consist of six apartments each. The properties sold for a combined price of $3.415 million or 13.5x GRM. Fridman and Zimmermann represented all sides in this transaction. 

710 East 235th St. is a five-story walk-up building located in the Wakefield neighborhood of the Bronx. The property consists of 35 units and a cell tower. The property sold for $5.9 million or 11.25x GRM. Fridman represented all the parties in this transaction.
