West Babylon, NY Mike Freedberg, president of Suffolk Industrial Properties is helping two Salvadorian brothers to live the American dream on Long Island.
The brothers, Nick and Ben Garcia, owners of Brothers Metal Work Inc., a manufacturer and installer of ductwork, are planning a move from Deer Park to N. Lindenhurst that will double their space and allow them to expand their workforce from 12 to 80. The business is three years old.
It all began earlier this year when Freedberg was driving past the brothers’ business on Acorn St. in Deer Park.“I noticed tons of HVAC parts outside their current space, a 3,000 s/f site,” he said. “I figured they were running out of room.” He stopped in and learned that the Garcias, were looking for 5,000–6,000 s/f for their sheet-metal-fabrication business, yard space for their materials, and parking for their vehicles. And, they needed a nice office.
Working with Freedberg, Brothers Metal first made an offer on another site, in W. Babylon, but the deal was moving too slowly. So when another site came into the picture, “They loved it,” Freedberg said.
What got the brothers’ attention was a 6,300 s/f property at 929 Wellwood Ave., N. Lindehurst, “They loved the Wellwood building, because it was modern and had a lot of height. It also had visibility. What made it a home run was that it was used as a metal fabrication business previously,” Freedberg said. “I immediately knew it would work for Brothers Metal. I called them and showed them the space the same day. Brothers, basically, had the same machines that the previous tenant had. They could easily visualize their business in the same location. Brothers would also benefit from the walk-in traffic that the previous tenant had built up over the previous years.”
The previous occupant, Platinum Sheet Metal, was moving east. Freedberg said that Joe Nesto of Schacker Realty Corp., a broker for the landlord, S.J. & J. Co., first offered the space as a sublet. Ultimately, the landlord let Platinum out of its lease and signed a direct lease with Brothers Metal.
Freedberg says he likes the brothers’ story. “Theirs is a great story of hard work and griit. These guys, who started this business three years ago, are going to grow it into a much bigger business. They’re very busy.”
The brothers in a Linkedin video posted by Freedberg said they are dedicated to their business, anticipate that they’ll continue to work hard, and in five years they’ll have 80 workers.
