Ran Korolik, executive vice president and partner of the Victor Group, sat down with the New York Real Estate Journal for a Question & Answer session. Q: What services does Victor Group provide? A: Victor Group is a leading New York City-based development company with an unwavering commitment and passion for developing quality, high design and customized luxury residential buildings. Founded by Moshe Shuster in 1994, we specialize in the development of ground-up residential projects in Manhattan. With decades of international and local experience, we have forged global partnerships with top lenders, investors, leading architects and joint venture partners. The firm has a keen eye for detail, understands all facets of development and is hands-on throughout every aspect of the process from beginning to end. Today, we continue to deliver beautifully designed and steadfast buildings that achieve the highest performing results. Q: What does your role as executive vice president and partner entail?  A: As executive vice president and partner, I oversee every aspect of Victor Group’s operations. As part of my daily responsibilities, I also manage property acquisitions, selection of design teams, project financing and marketing, alongside Moshe Shuster.  Over the years, I have managed the development of more than 1,000 residential condominiums, hundreds of single-family homes, and several hundred thousand s/f of office and retail properties.

Q: What sets Victor Group apart from other developers in Manhattan? A: Victor Group takes pride in its ability to foresee up-and-coming neighborhoods and to identify development opportunities before the rest of the market catches on. Q: What development projects is Victor Group currently working on? A: We are currently working on 281 Fifth Ave., a planned 60-story residential tower designed by Raphael Viñoly in joint venture with Lend Lease. Located on the southeast corner of Fifth Ave. and East 30th Street in the emerging residential neighborhood north of Madison Sq. Park known as NoMad, we plan to construct a condominium building with retail at the base and luxury residences on the upper floors. Having previously developed a luxury residential building at 241 Fifth Ave., we recognize the exceptional location along Fifth Ave. and continue to foresee NoMad as an up-and-coming neighborhood. It’s one of Manhattan’s most prosperous districts for residential and retailers. It’s located in the epicenter of fashion, technology, entertainment and residential living and in close proximity to Madison Sq. Park and multiple transportation options. Construction on 281 Fifth Ave. started at the end of 2015 and completion is expected at the end of 2017. We are also developing The Getty in partnership with Michael Shvo. The Getty is a dynamic 11-story residential building designed by Peter Marino. Located at 239 Tenth Ave. in Manhattan’s coveted West Chelsea neighborhood, this architectural sculpture is composed of eight unique homes and an art gallery. Situated at the corner of West 24th St., the property is located in the burgeoning art district and overlooks the High Line. Q: What are some of your previous development projects? A: Previously, we developed The Lumiere, Gramercy Yoo by Stark, 241 Fifth Ave. and The Charles. The Lumiere is seven-story condominium with townhouse units and six penthouse apartments. Gramercy YOO by Stark is a luxury 207-unit residential condominium with customizable interiors and Phillipe Starck inspired amenities. 241 Fifth Ave. is a residential building in NoMad, adjacent to Madison Sq. Park. Lastly, The Charles is luxury condominium located on First Ave. between 72nd and 73rd Sts. developed in partnership with Bluerock Real Estate. The 31-story building features 27 full floor residences with private elevator landings and is currently being marketed by TOWN New Development. The Charles recently shattered pricing records with the sale of its two penthouse residences for a total of $58.635 million, combined. Prices per s/f on both units were also among the highest ever recorded in the neighborhood east of Third Ave. Q: In a competitive real estate market what makes Victor Group’s development projects unique? A: We strive to develop timeless, savvy, and financially successful buildings that cater to the demands of the ever-changing real estate market in New York City. The firm collaborates with global partners and leading architects, designers, and builders to ensure each development is distinctive and successful. No two projects are alike. Q. What trends are you seeing in the market? (hot neighborhoods, product types, buyers, etc.)  A: We are very bullish on the North of Madison Square Park (NoMad) neighborhood. This neighborhood enjoys some of the best demographics in New York City. We developed 241 Fifth Ave. in this area and we are now developing 281 Fifth Ave., a condo tower along Fifth Ave. We believe it’s Manhattan’s hottest new neighborhood with the bustling restaurant and shopping scene, and of course the close proximity to Madison Sq. Park. The multifaceted character of this area is further amplified by the well-healed surrounding districts, including the Flatiron District to the South, Chelsea to the west, Gramercy to the east, and Herald Sq./Midtown to the north.
