Emmetsberger and Nelson of Cushman & Wakefield broker $29.4 million sale

Manhattan, NY Cushman & Wakefield has completed the sale of Slate Property Group’s The Clarke, two continuous buildings at 222-224 West 21st St. in the Chelsea neighborhood. The transaction was valued at $29.4 million. 

Cushman & Wakefield’s Brock Emmetsberger, who originally sold the property to Slate for $16.7 million in 2014, brokered this sale with colleague James Nelson. Meridian Capital Group’s David Schechtman, Lipa Lieberman and Abie Kassin also advised the sellers on the sale. The buyer, a local investor from Vancouver, Canada, was represented by Sagewood Equity, LLC’s Jingying Wu.

The five-story, walk-up buildings contain 22,437 combined s/f and sit on a 46.75-ft. by 106.46-ft. lot. They consist of 27 free-market residential units including two Section 8 units. The unit mix consists of one one-bedroom, eight two-bedroom, 13 three-bedroom, two four-bedroom and three five-bedroom apartments. The hallways and a majority of the units were recently renovated and now feature generous layouts, stainless steel appliances, washers and dryers, Caesarstone countertops and high-end finishes. 

The properties can be accessed via the 1, C, E, F and M train lines at various stations along 23rd St.
