EMH Commercial Realty sells development site in Brooklyn for $715,000

Brooklyn, NY EMH Commercial Realty has completed the sale of 149 Albany Ave., a development site in the Crown Heights neighborhood. The purchase price was $715,000.

The seller was Joseph Nicolas, MD and Elsie Nicolas. The buyer was Suw 5 LLC. Sadya Liberow of EMH represented the buyer and the seller.

The subject property is located on the corner of Albany Ave. and Bergen St., one block from St. John’s Park and three blocks from the Brooklyn Children’s Museum and Brower Park.  The B65 is across the street and the B15 runs along Dean St.

The property has 90 ft. of frontage on Bergen St. and offers the opportunity to develop a 5,310 s/f residential building under the R6 zoning. The buyers plan to build a seven-unit residential building.
