Plainview, NY Eastman Cooke & Associates has completed the first phase of a restoration project at the main campus of ACDS (formerly known as the Association of Children with Down Syndrome) at 4 Fern Place. The work entailed re-building the school’s 150-car parking lot to accommodate staff, as well as parents driving their children to and from the school.
In addition to completely resurfacing the long-neglected entrance and lot, Eastman Cooke repaired the damaged drainage system, which had previously caused significant flooding.
“There were several logistical challenges when we started the work this summer,” said Peter Morandi, CEO, LEED, AP, Eastman Cooke. “Among the hurdles was locating places where parents with children attending the day care program could temporarily park without tying up traffic in the surrounding area.”
Working with Eastman Cooke on the project are TPG Architecture and Key Civil Engineering.
The school body at ACDS comprises young children with a wide range of developmental disabilities, including Downs Syndrome, Autism Spectrum Disorder, speech and language delays, and/or Intellectual and Developmental Disabilities (IDD).
When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
