Eastman Cooke & Assocs. nears completion of senior residence project in Far Rockaway, Queens

Queens, NY Having recently completed the ground-up construction and interiors for Central Assisted Living, a four-story, 12,000 s/f senior residence at 11-38 Foam Pl. in Far Rockaway, Eastman Cooke & Associates, a mid-sized construction company based in Long Island and Manhattan, is now embarking on the last leg of the project, comprising the parking lot redesign and surrounding landscape. The boutique facility will feature 12 apartments with interiors in soothing hues, resident lounges, a dining/recreational area, laundry rooms, staff offices and gracious lobby. Residents also will benefit from high-quality finishes in the interiors, well-equipped kitchens, individual PTAC heating and cooling units, and bathrooms with step-in showers.

According to Marc Jeffrey Landow AIA, NCARB, “There has never been a greater need for senior care facilities than there is today. We are honored to have worked with Boris and Eric Mendel and the great team at Eastman Cooke & Associates to create this state-of-the-art assisted living facility for memory impaired seniors. The thought and care given to each element of the project will greatly improve the resident’s quality of life.”

The ground-up project entailed the construction of a steel superstructure, metal joist and Structo-Crest floor framing, and steel-stud exterior framing – all finished with fiber cement lap siding and custom-colored Marvin windows, topped with a gable roof. Eastman Cooke’s responsibilities also included the installation of mechanical, electrical, plumbing, and sprinkler systems, as well as a new sewer and water lines.

“This has been an uplifting project, from start to near finish, with everyone sharing a common vision,” said Peter Morandi, CEO, LEED AP, Eastman Cooke. “The overall goal of the owners was to provide exceptional homes for seniors. The meticulous details reflected in the design by Landow and Landow Architects are geared to creating a great living experience for the residents.”

We are especially proud to have provided a safe, sanitized environment for Central Assisted Living’s trade workers and, ultimately, the residents.”

Implementing the Eastman Cooke proprietary Work Smart System, comprising a series of highly collaborative, step-by-step protocols led by the firm’s project managers, estimators, and field staff, the project additionally entailed expert millwork and other innovative industry-forward techniques.
