2115 Jericho Turnpike in Commack, a 9,100 s/f former restaurant sold for $3.5 million. The property was listed and sold by Louis Fisher and Dennis Gandley of Douglas Elliman Commercial Division and co-brokered with Matthew Gault of Marcus Millichap, who all represented seller and buyer. The seller was Cinron Associates LP, and the buyer was Paul Vigliante. The space is going to be used for a Branch Funeral Home.

Rendering, 100 Trade Zone - Ronkonkoma, NY

100 Trade Zone in Ronkonkoma was sold for $270,000. The site consists of 3.61 acres in the Foreign Trade Zone. This was listed on behalf of the owner, CS Two Realty, by Michael Murphy and Maria Leber of Douglas Elliman Commercial Division. The buyer, Gill Singh, was represented by Desmond Mullins of Industry One.

0 Calebs Path in Hauppauge, a 0.57-acre corner development site was listed and sold by Murphy for $450,000. The seller was Stanley Chase and the buyer was Caleb’s Corner LLC.

186 Locust Avenue - Oakdale, NY

186 Locust Ave. in Oakdale was listed by Murphy and Jason Merrell of Douglas Elliman Commercial Division. This 2,800 s/f retail building sold for $485,000. Murphy and Merrell represented the seller, Chris Hackett. The buyer, Jitendra Pitel, was represented by Devang Patel of Voro LLC.

James Cress Florist Building, 115 East Main Street - Smithtown, NY

The 13,221 s/f James Cress Florist Building, 115 East Main St. in Smithtown, sold for $1.525 million. Murphy represented the seller, McCarthy NY Properties as well as the buyer, Okin II LLC.

215 Islip Avenue - Islip, NY

215 Islip Ave in Islip, a 2,000 s/f medical office was sold for $550,000. Murphy represented the seller, X Butter Inc., and the buyer Jill Rother LMHC.

140 Belle Meade - Setauket, NY

140 Belle Meade in Setauket: Murphy listed this 4,000 s/f space for owner, Steven Cubells. The tenant, Atlantic Health Alliance, was represented by Allen Boulos of NY Commercial Real Estate.

248 Union Blvd. - West Islip, NY

248 Union Blvd. in West Islip was listed and leased by Murphy. He leased this new 2,500 s/f medical office building to South Bay Wellness and Movement for 10 years. He also represented the owner, Simio Schinn LLC.

1 Main St. in Yaphank is a 8,500 s/f industrial building listed and leased by Louis Fisher Douglas Elliman Commercial Division. The owner, Yaphank Main Street Partners, entered into a six-year lease agreement with tenant Freedom Facility Maintenance LLC.

55 Cuttermill Rd. in Great Neck, an office condo, sold for $300,000. The subject was listed and sold by Rozita Soomekh and Ethan Sanandaji who represented the seller, Great Neck Kitchen & Bath, and the buyer, Cuttermill Rd 26 LLC.

107 Northern Blvd. - Great Neck, NY

107 Northern Blvd., Unit #408, in Great Neck, a 2,100 s/f office, was listed and leased by Soomekh and Sanandaji at $5,644 per month for a ten-year lease.
