Crystal Window & Door Systems supplies vinyl windows and doors at The Arboretum

Farmingville, NY Crystal Window & Door Systems supplied a new development mixed-style residential community nearing completion on Long Island. The Arboretum features 76 residential buildings – garden-style apartments, townhouses, and detached single-family homes – all of which used Crystal’s vinyl windows and sliding glass patio doors exclusively for fenestration. The Arboretum is located at 510 Horseblock Rd., about 45 miles east of New York City, on a 62-acre park-like setting that was once a farm.

Crystal furnished the project with a total of 4,261 vinyl windows and doors, including single-hung, fixed, casement, and sliding glass patio doors. Of that total the majority, 3,848, were the Crystal Series 300 single-hung and fixed picture windows. 

The Arboretum project was developed by international real estate firm Greystar of Charleston, SC and designed by Niles Bolton Associates of Atlanta, GA. The general contractor was Skycore Builders, headquartered in White Plains, NY. Skycore personnel and subcontractors performed all fenestration installations.

“The Arboretum is an excellent example of a planned mixed-style suburban residential community done well,” said Blaise Benevenga, Crystal regional sales manager. “I am proud Crystal was able to supply the project with quality, energy efficient, functional, and aesthetically beautiful vinyl windows and doors.”

The Series 300 vinyl single-hung windows were typically furnished as single units or twins which use a continuous head and sill master frame and a central “T-jamb.” This Crystal window features a 2-?” frame depth, welded frame and sash, tilt-in bottom sash, and an integral nailing fin. The single-hung window is rated R-PG25, with a U-value of 0.30.

The Crystal Series 310 vinyl picture window for this project was factory mulled in two configurations, either as a transom atop a single-hung or with two picture windows side-by-side. This fixed picture window has a 2-?” jamb, fully welded construction, and an integral nailing fin. The window is rated R-PG45, with a U-value of 0.29.

The Arboretum development also used over 300 Crystal Series 235 vinyl outswing casement windows. The Series 235 is a 3-¼” jamb depth window with double weatherstripping, a crank operator, multi-point locking, and an optional nailing fin. The window is rated LC-PG40, with a U-value of 0.26.

In addition, Crystal supplied its Series 1500 vinyl 2-lite sliding glass patio door to provide access to backyard patio spaces and second floor porches. The patio door has a 4-?” jamb, adjustable steel tandem rollers, double layer weatherstripping, a locking handle, and an optional nailing fin. The door has an SGD-R35 rating and a U-value of 0.30. [Note the Crystal Series 1500 sliding patio door has now been superseded by the vinyl Crystal Series 1600 model, which has many enhanced features and performance.]

All the Crystal windows for this project were fabricated with ?” colonial style between-the-glass grids, and the single-hung and casement operating windows were specified with opening limit devices. All window and door frames were extruded white vinyl.

The insulated glass units (IGUs) thicknesses were ?” for the windows and 1” for the patio doors. All products featured Vitro SB-60 low-E glass with argon gas filling, and all the patio doors and some of the windows where code required used tempered glass.

The Arboretum consists of 51 traditional-style colonial single-family homes, 11 townhouse clusters, and 14 two-story apartment structures for a total of 76 separate buildings and 292 individual rental residence units, 30 of which are reserved for workforce housing. The development features a 7-acre public park with walking paths and picnic areas. The development’s many amenities include a clubhouse, resort style pool, fitness center, tennis courts, putting green, bocce courts, children’s playground, dog park and spa, co-working lounge, and an indoor event space. The Arboretum is located near Stony Brook University and Hospital, with easy access to the Long Island Expressway I-495 and Long Island’s bucolic North Shore.
