Manhattan, NY Faith Hope Consolo, chairman, and Arthur Maglio of Douglas Elliman’s Retail Group have arranged a new 1,450 s/f lease for a Thai restaurant at 2115 Frederick Douglass Blvd. (ground level 900 s/f and basement level 550 s/f.) Located on the west side of the Blvd., between 114th and 115th Sts., it will be adjacent to Maharaja Palace Restaurant, owned by the same restaurant group. In addition to the Indian restaurant, Consolo and her team previously arranged leases on the blockfront for TriBeCa Pediatrics, YSB Salon andMarcel Cleaners.
“The transition of this area has been dramatic,” said Consolo. “Initially it was challenging to introduce new categories of services, such as TriBeCa Pediatrics. But now, even super-chef Marcus Samuelsson has a stake here with Sweetbird Rotisserie on the corner of 116th St.”
Maglio said, “Besides being designated ‘Harlem’s Restaurant Row,’ it’s a vital corridor, spanning 110th to 125th Sts., with some of the Harlem’s best fashion and food shopping. Most of the businesses we have brought here have flourished between neighborhood and tourist traffic.”
Other retail businesses in the immediate area include HSBC, Chase, Best Yet Market, Organic Forever and Franz James Floral Boutique. Among the many restaurants and lounges along the corridor are 67 Orange St., The 5 and Diamond, Bier International, Jado Sushi, Blujeen, L-Lounge and Harlem Tavern.
Consolo and Maglio represented both the landlord and the tenant.
What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
