Manhattan, NY Butcher shop Hudson & Charles has expanded to a second location on the Upper West Side at 555 Amsterdam Ave. The 800 s/f space is scheduled to open in early November.
The transaction for the tenant was handled by Corcoran agent, Dominic Coluccio, who represented Hudson & Charles, and The Rudd Group’s Michelle Ball, who represented the landlord, 176 West 87th Street Leasehold LLC.
Located on Amsterdam Ave. at the corner of 87th St., sharing a block with famed Upper West Side deli, Barney Greengrass, the space was previously occupied by Schatize the Butcher. The ten-year lease was signed at $150/ft.
“With its authentic ‘old New York’ feel and commitment to the neighborhoods in which they now serve, Hudson & Charles will be the perfect addition to this Upper West Side block. In a modern twist, the company chose this location due to the strong data from their delivery partnership service with Uber that pointed to the Upper West Side as the clear next neighborhood for expansion,” said Coluccio.
Hudson & Charles was named the Best Butcher in 2015 by the Village Voice and has been featured in numerous publications for their commitment to sustainable, pasture-raised and local product. Their first store was opened in 2014 at 524 Hudson St. in the West Village; that lease was also represented by Coluccio.
What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
