Cobble Hill’s 110 Boerum Place reaches over 50% sold

Brooklyn, NY According to Avdoo, over 50% of residences at 110 Boerum Place in Cobble Hill, are now in contract. The 21-unit condominium building, designed by Brent Buck Architects in collaboration with landscape design firm Brook Landscape, offers a contemporary interpretation of the neighborhood’s iconic brownstones. Thoughtfully crafted interiors, an elevated suite of amenities, and private outdoor spaces come together to deliver a refined and intimate residential experience rooted in the character of Brownstone Brooklyn.

110 Boerum Place launched sales in January and secured multiple contracts prior to its public market debut, underscoring strong early demand for the boutique development. Residences in contract range from two to four bedrooms, priced between $2.975 million and $7.75 million. The highest price-per s/f contract is Residence 501, a four-bedroom, three-and-a-half-bath home priced at $7.5 million, or $2,852.80 per s/f. Additional signed residences include 205, a two-bedroom, two-bath home priced at $2.975 million; 302, a three-bedroom, two-and-a-half-bath home with a home office priced at $5.575 million; 301, a four-bedroom, three-and-a-half bath home priced at $6.75 million; and 601, a four-bedroom, three-and-a-half-bath home priced at $7.75 million.

More than 50% of buyers already live in Brownstone Brooklyn, reflecting strong demand from local residents looking to stay in the neighborhood while trading up to 110 Boerum Place’s spacious homes, amenities, and modern finishes. Buyers are drawn to the project’s human scale, meticulous craftsmanship, and contemporary lifestyle in the heart of one of Brooklyn’s most established neighborhoods.

Brent Buck Architects approached the project as 21 distinct homes rather than a single monolithic structure, drawing from the human scale and character of Cobble Hill’s historic brownstones. Each residence is defined by soft architectural curves, ceiling heights up to 10.5-ft., custom millwork, and private outdoor spaces including terraces, roof terraces, or loggias. Interiors blend warmth and refinement through natural materials and bespoke craftsmanship. Kitchens feature custom white oak cabinetry, honed marble countertops, vintage-brass hardware, AGA induction ranges, and Thermador appliances, while spa-like bathrooms showcase honed marble, radiant heated floors, soaking tubs, and walk-in showers.

Residents will enjoy more than 11,000 s/f of amenities focused on wellbeing and community. These include a listening lounge and great room with a fireplace, catering kitchen and wet bar, a co-working suite with a coffee bar, a children’s playroom, and a comprehensive wellness and fitness suite with spa facilities, a boxing studio, and dedicated movement space for yoga and Pilates. In addition to the building’s private outdoor spaces, Brook Landscape designed a central courtyard inspired by the natural forms of canyons and valleys. Its sunken design features a boulder waterfall, creating a sense of tranquility and bringing light and nature into the heart of the building.

Remaining residences at 110 Boerum Place include a mix of three-bedroom homes, three-bedroom homes with a home office, and five-bedroom homes, with pricing starting at $4.85 million. Sample residences available for purchase include a $4.95 million three-bedroom home and a $5.35 million three-bedroom home with a home office. Avdoo’s in-house team is exclusively handling sales for the development. Completion and occupancy are anticipated in 2026.
