Central Construction Management begins
75,000 s/f garage restoration

Manhattan, NY Central Construction Management, LLC, a full-service construction company specializing in exterior building restoration services, has begun a core-and-shell restoration of a 75,000 s/f, seven-story parking garage at 14-26 South William St., between Broad and Beaver Sts., in the downtown financial district submarket. The circa 1960s garage has endured extensive exposure to the elements over the years, which will now require structural repairs on every floor, including extensive structural steel fabrication and installation, as well as the completed repouring of all concrete surfaces.

“This is a very active garage that can accommodate over 400 cars on a given day,” said Michael DiFonzo, president of Central Construction Management. “Ownership’s original intention was to perform a project to ensure that the building met code. However, with the extensive wear-and-tear and deterioration discovered on the overall structure, we will be rebuilding nearly everything inside and out to reinforce the safety of the public, the staff, and the cars.”

Central Construction Management was retained by building owner, 10-26 South William Street LLC, to implement a renovation conforming to criteria mandated by Local Law 126, which is the Department of Buildings’ recently launched garage inspection program. As of 2022, accessory and commercial garages in lower Manhattan are required to implement repairs that meet the conditions of the new local law and will be inspected in six-year cycles. The project is being overseen by the managing agent, KF Braun Management LLC, and design consultant O&S Associates Engineers and Architects.

Central Construction Management principal Andrew Bardolf said, “The damage here is not unique to the South William St. garage, which has been properly maintained for years. Rather, this situation should serve as an alarm for garages throughout the city, which are sustaining much heavier floor loads today, with the proliferation of SUVs and electric cars, in addition to the natural elements.”

The scope of the project additionally entails extensive shoring of the entire structure, redesign and replacement of all drainage components,  lighting, interior CMU block walls, and perimeter railings and parapets. Lastly, high-performance waterproof deck coating will be applied to help ensure the garage’s longevity for many years to come.

The project is anticipated to take approximately 18 months to complete.
