CBRE secures $330 million for Buckingham Cos. multi-family portfolio

New York, NY CBRE Capital Markets’ Debt & Structured Finance team secured $330 million financing for a seven-property, 2,381-unit multifamily portfolio in five states on behalf of a multifamily fund sponsored by Buckingham Companies. The portfolio includes assets in Indiana, Ohio, Kentucky, Tennessee, and Georgia.

The CBRE Debt & Structured Finance team of Shawn Rosenthal, Jason Gaccione, Tom Traynor, Tom Rugg, Jake Salkovitz, Henry Fenmore, Lauren Weinstein, and Justin Helbling facilitated the floating rate SASB loan from Goldman Sachs/Atlas SP Partners on behalf of the borrower.

“The single-borrower securitized loan allowed the fund to realize some of the value created in the portfolio through accretive renovations since acquisition,” said Rosenthal. “We were gratified to be able to assist Buckingham Cos. as they continue to invest in these valuable assets.”

Buckingham began acquiring properties, which range in vintage from 1982 to 2021, seven years ago and has invested nearly $45 million in capital improvements, including renovations on almost 1,500 units. The portfolio includes Whetstone Flats I & II in Nashville, TN; Champion Farms Apartments and Woodbridge Apartments in Louisville, KY; Fieldstone at Glenwood Crossing in Cincinnati, OH; Rosemont Vinings Ridge in Atlanta, GA; and The Village on Spring Mill in Carmel, IN.

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
