Buffalo, NY A grand opening ceremony was held for the Bosche Building lofts at 916-918 Main St., welcoming tenants to the growing area around the Buffalo Niagara Medical Campus. After more than seven years of planning and work to save these two buildings, the renovated space is now 23 market-rate one and two bedroom apartments featuring an atrium that all tenants have access to, exposed brick and duct work, high loft-style ceilings, and handicap accessibility. The units include granite counter tops, brand new stainless steel appliances, convenient in unit washer and dryer, central air, and natural lighting thanks to large Pella windows. All tenants have access to a shared rooftop patio space, overlooking the downtown skyline. Partner Steve Carmina had a vision for the projects from the very beginning, and was the driving force behind the decision to combine the two buildings, which were both near collapse. Creatively overcoming the project challenges, the CWM team worked closely with the state historic preservation office, and tackled everything from new roofs and new support joints to masonry work and façade restoration. Associate architect Paul Lang said, “All of the units are in full conformance with the department of interior standards while meeting modern day expectations for window performance. Windows along with masonry repair methods are some of the most scrutinized elements by the state and federal preservation offices, especially in warehouse buildings which have little historic or character defining elements.” A leader in local historic preservation efforts, CWM has spearheaded the restoration of numerous buildings throughout the city, with several projects currently in progress. The full-service firm also specializes in distinctive residential, adaptive re-use, commercial, health care, corporate, and education designs, with a passion for their work and the quality of the services they provide. CWM is also green design conscious with certified LEED designers on staff. The firm had an especially memorable year in 2015, where they were presented with three of eight awards for Historic Preservation from the Preservation League of New York State, marking the firm’s third, fourth and fifth time winning the prestigious award. Carmina Wood Morris has developed a distinct reputation for their design and technical skills. The principals of CWM: Steven Carmina, AIA; R. Christopher Wood, PE; Jonathan Morris, AIA; Pamela Timby-Straitiff, CID IIDA; and Michael Bray, AIA; credit the success of their firm to the attention to detail, aesthetics, and service given to each project and client. They are a dynamic team collaborating to achieve innovative solutions, grounded in core values, respected in their profession and community
