CA Rich was the recipient of the NYC Big Apple Brownfield Award for Green Building. CA Rich partnered with the Fifth Ave. Committee, New Partners for Community Revitalization, Magnusson Architecture and Planning, and Mega Contracting in bringing a one-third acre area to become a new, 10-story commercial/residential property - known as Atlantic Terrace (AT). The investigation and cleanup was approved by NYCDEP and NYSDEC. AT now sits on a site formerly occupied by a gasoline filling station.
How did AT come to be? Firstly, ownership of the property was transferred to NYCHPD. The Fifth Ave. Committee approached the dept. to develop this area as part of the Atlantic Terminal Urban Renewal Area. All of the project stakeholders played a major role in making certain that AT met LEED-Gold standards as well as Energy Star and Enterprise Green Communities requirements. The building is clad in an energy-efficient brick exterior and windows as well as a high-performance boiler, heat pump, and cooling system. Atlantic Terrace has 80 residential units, 59 of which qualify as affordable housing. AT includes three retail units, on-site parking, and a green roof system with native and drought resistant plants.
In keeping with reuse/recycle mentality, many of the materials used in building AT came from Brooklyn - or were manufactured by local businesses based in Brooklyn.
CA Rich also was the recipient of NYC Brownfield Partnership Distinguished Service Award for Affordable Housing. CA Rich attended the third annual Big Apple Brownfield Awards presentation on May 5th as the environmental expert in a remediated site in the Melrose section of the Bronx known as La Terraza located on East 158th St. Here, impacted soil was excavated and transported to a nonhazardous waste disposal facility. Groundwater was remediated through in-situ chemical oxidation along with a pump-and-treat system.
Construction began in 2009 for a new eight-story mixed-use residential building containing 107 affordable units. It features 1,250 s/f of community space, 9,000 s/f of retail space, and parking space for 40 vehicles.
Oversight and support for the cleanup activities was effectively coordinated with NYS Dept. of Environmental Conservation. Agency coordination is imperative to speed cleanups at these kinds of complex redevelopments.
