Buslik and Schwartz of Adams & Co. broker lease renewal/expansion: 36,249 s/f

Adams & Co. Real Estate, LLC recently brokered a 12-year, 24,166 s/f expansion and 12,083 s/f renewal at 11 E. 26th St. for JLA Home, a global company specializing in home furnishing products. JLA Home is an innovative home furnishings and design company providing comprehensive product/brand solutions that address the specialized and challenging needs of today's home furnishings market. With the company's extensive network of showrooms, design studios, offices and distribution centers in 22 locations around the world, JLA Home is known for superior design, sustainable "green" leadership and quality products. The company is comprised of many sub-brands such as Harbor House, Roxie & Rover, Newport Haven, Green Cycle, Candice Olson, Natori and Park Avenue Luxury Collection to name a few. With a growing network of over 200 suppliers, JLA Home has also become the vendor of choice for many fortune 500 retailers. James Buslik and Jeffrey Schwartz of Adams & Co Real Estate represented the tenant and the landlord in the transaction. Although details of the lease were undisclosed, the asking price was $32 per s/f. "This continues to be a sought after building for a diversity of high-profile clients and we are confident the company will continue to grow here." Built in 1912, this 21-story, 217,991 s/f building overlooks Madison Sq. Park. Notable tenants include Regency International, Vivre Inc., Economics Research Association and Humanscale. Adams & Co. also recently brokered six leases for a range of fashion companies totaling 11,430 s/f: * A five-year, 2,944 s/f lease at 10 W. 33rd St. for Viewmark USA Inc. David Levy of Adams & Co. represented the landlord and tenant in the transaction. Asking rents were $39 per s/f. * A five-year, 2,602 s/f lease at 10 W 33rd St. for S&L Handbags International Inc. Levy represented the tenant and landlord. Asking rents were $39 per s/f. * A 2,160 s/f lease at 231 W. 39th St. for Heaven Sent Too, LLC. James Buslik and Jeffrey Buslik of Adams & Co. represented the tenant and landlord in the transaction. Asking rents were $35 per s/f. * A 1,770 s/f lease at 231 W. 39th St. for Forum Showroom, LLC. James Buslik and Jeffrey Buslik of Adams & Co. represented the tenant and landlord in the transaction. Asking rents were $35 per s/f. * A 1,061 s/f lease at 231 W. 39th St. for Rudsak Inc. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
