Flaum Management Co., Inc., has negotiated the $100,000 sale of a 24,073 s/f office/manufacturing building located at 429 State St. in the High Falls District.
Scott Burdett, director of marketing for Flaum Management represented the seller. Patrick Dutton of Charter Real Estate Brokerage represented the buyer.
429 State St. is located within the Central Business District one block North of Eastman Kodak's World Headquarters.
The building is well positioned for redevelopment within the emerging market.
The four-story building, built in the early 1900s, contains a mixture of office, warehouse and manufacturing space. The building was originally home to the Meisenzahl Macaroni Co. in the early 1920s (which later became Prince Macaroni) until being purchased by Eastman Kodak in 1972. Kodak used the property for corporate video production through the '90s until it sold the property in 2003. The most recent owner used the building for storage and office space.
