Brookfield Properties takes on transformative
repositioning project at One Liberty Plaza

Manhattan, NY Brookfield Properties has commenced a transformative repositioning project to modernize the lobbies at One Liberty Plaza. This major capital investment in the property comes on the heels of Brookfield Asset Management securing a $750 million refinancing at the 2.3 million s/f class A commercial skyscraper. The redesigned lobby experience will feature new, double-height interior spaces with 40’ ceilings and 17’ tall glass windows, Italian travertine wall cladding, terrazzo floors, and custom furniture designed by award-winning interiors firm Gachot. Skidmore, Owings & Merrill will serve as the project’s lead architect. The renovation commenced this week and is expected to be completed in early 2026. 

A central component of the redesign is the introduction of a major work by preeminent French contemporary artist Pierre Huyghe. Considered one of the most influential living artists in any medium, Huyghe is recognized for having profoundly expanded the parameters of sculpture, making work which encompasses a variety of materials and disciplines, from cinema to dance to biology and philosophy. At One Liberty Plaza, Brookfield will present one of Huyghe’s most iconic artworks, which will transform the ceiling of the lobby into a giant illuminated gameboard that recalls Pong, the first commercially successful video game, released by Atari in 1972. With each ceiling tile representing a pixel in the game and two joysticks available for players, the modernist grid of the lobby will be animated into an immersive environment that evokes both the wonder of early video games and a digitized, cybernetic future. This will be the first long-term, public installation of this artwork following its presentation at venues ranging from the French Pavilion of the 2001 Venice Biennale to Paris’ Centre Pompidou and the Los Angeles County Museum of Art. 

Brookfield Properties has a history operating One Liberty Plaza, which has achieved an average occupancy of 95% over the past two decades. The 54-story skyscraper features column-free floorplates, 360-degree views of the city skyline and harbor, and direct in-building connection to the WTC and Fulton St. transit hubs. The continued residential population growth across Lower Manhattan, Brooklyn, and the New Jersey waterfront over the past decade positions One Liberty Plaza well for continued leasing success as the property benefits from superior connectivity to these neighborhoods. Key tenants include Cleary Gottlieb, NYC EDC, Aon, and Transatlantic Reinsurance. 

Brookfield Properties’ repositioning project at One Liberty Plaza builds upon its reputation as among the world’s leading developers of premier real estate. The firm recently completed its flagship 7m s/f mixed-use development Manhattan West, and has overseen large-scale redevelopment initiatives across New York, including at 660 Fifth Ave., the Grace Building, Brookfield Place, and Lever House.
