Manhattan, NY Ariel Property Advisors hosted an internship summer kickoff program to five graduating seniors from the Chapin School, an all-girls independent day school located on the Upper East Side. The students participated in a four-day immersive commercial real estate course, just a couple of weeks before June graduation. The program, led by Aryeh Orlofsky, Michael Tortorici and Ariel Property Advisors’ Investment Research Department, is designed to provide young women the opportunity to learn about New York City commercial real estate trends, practices and career paths from industry professionals. The students were introduced to a wide range of topics, including professionalism in the workforce, general conditions of the New York City housing market, rent stabilization law, and real estate pricing metrics. Concepts were illustrated through workshops in Ariel’s office and through a walking-tour of the Upper East Side, where they were told about recent commercial property transactions and unique factors that affected them.
The program’s highlight included a panel discussion with female industry leaders. The students gained specific insight from experts and engaged in open dialogue discussion. Susan Wright of Marlboro Group International, Robin Fisher of Newmark, and Yuh Tyng Patka, Esq. of Tuchman, Korngold, Weiss, Liebman, and Gelles LLP engaged the students with lively Q & A. The soon-to-be graduates concluded the program with a mock-presentation of an investment opportunity to the company’s partners, where they demonstrated their understanding of all of the concepts learned during the week. “The commercial real estate industry is notorious for being a male-dominated industry and we hope to change that by exposing talented women to the industry’s many opportunities,” said  Tortorici, executive vice president at Ariel Property Advisors.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
