Arcuri and Crisalli of Syracuse Realty Group complete mixed-use development

North Syracuse, NY Commercial real estate brokers Michael Arcuri and Ozzie Crisalli of Syracuse Realty Group, LLC purchased a 1950s vacant building and transformed it into a mixed-use development with 16 apartments and two commercial spaces. The 3-story, 17,500 s/f building is located at 201 S. Main St. Project cost was $1.4 million.

Their  initial  plan  was  to  fill  the  ground  level  of  the  building  with  office  space, understanding the community was key to the creation of North Syracuse Village Commons. Syracuse Realty Group, LLC took into consideration the values, the goals, and the attitudes of those living in the area and, after evaluating these, developed a plan for nine one-bedroom units with one full bathroom, seven two-bedroom units with two full bathrooms, and two commercial spaces on the ground level. Arcuri and Crisalli knew the 16 apartments in their newly renovated building would have to be similar to downtown apartments — so, upscale apartments they would be. 

The  building  was  designed  with  six apartments  each  on  the second  and  third  floors  of  the  building  and  four  additional    apartments  on  the ground level. The interior of the building was completely demolished. Mechanical upgrades to  electrical,  plumbing  and  HVAC  were  made  so  that  each  apartment  would  have  its own furnace, air conditioning and hot water system.  The building has energy-efficient windows  and  security  cameras  at  all  entrances  with  key-fob  controlled  doors.   

The finishes  in  each  apartment  include  granite  counter  tops,  stainless  steel  GE  Profile appliances, a washer and dryer, and a mix of carpet, ceramic and luxury vinyl flooring. The apartments range from 775 to 1,100 s/f. The ability of Syracuse Realty Group, LLC to meet the needs of North Syracuse comes from  the  close  relationship  they  have  built  with  each  other  and  with  members  of  the community. 

The project is now a home for young professionals and baby boomers, and a “wonderful addition to the neighborhood” as one community member announced.   When bringing together seemingly small things,  great  things  can  be accomplished.
