ARC New York Recovery REIT acquires 9,767 s/f Duane Reade property in Queens for $14 million

American Realty Capital New York Recovery REIT, Inc. has closed on the purchase of a free-standing fee simple interest in a property containing a Duane Reade pharmacy located at 163-30 Cross Bay Blvd. in the Howard Beach neighborhood for a purchase price, excluding closing costs, of $14 million. The Duane Reade property consists of a one-story building totaling 9,767 rentable s/f that was built in 2008. The property is 100% leased to Duane Reade. The lease is guaranteed by Walgreen Co., which purchased Duane Reade in 2010 to expand its reach into the greater New York area. "We are very pleased to have closed on this latest asset," said Michael Happel, Chief Investment Officer and Executive Vice President for the Company. "We are happy to be buying this quality real estate with a long-term net lease to Duane Reade and a guaranty from Walgreen Co. We expect this property to generate a stable and growing income. This is the ninth property we've acquired in New York City and complements our existing portfolio of commercial real estate." American Realty Capital New York Recovery REIT, Inc. is a publicly registered, non-traded real estate investment program that has commenced its initial public offering of up to 150 million shares of common stock, at a purchase price of $10 per share, for an aggregate offering amount of up to $1.5 billion. The Company intends to use the proceeds from the offering to acquire commercial real estate in New York City.
