Anna Osadchuk I am the senior director of investment sales at American Investment Properties, Inc., Garden City, N.Y. Some of my responsibilities include: Brokering the sale of commercial investment properties in Nassau and Suffolk counties. The "silver lining" in the cloud of the current economy is... Activity. Pessimistic predictions have been the theme of 2009. I've heard everything from "you should take the year off" to "Oh you're in the real estate industry? Sorry to hear that". Despite the doubt, activity has proven to be the silver lining and ultimately the key to success. Although the divide between buyers and sellers is vast, a good deal endures any market. The silver lining is simply hard work and persistence. The ability to isolate profitable properties and deliver them to aggressive investors has and will continue to pull the real estate market out of its slump. The necessity for activity has provided several exciting opportunities to explore different avenues of real estate. The economy has undoubtedly distressed the real estate market; however activity will be the crucial factor in rebounding and moving forward. Some of my responsibilities include: Coordinating the details of the financing, attorney information sharing, electronic file management, and many other aspects of the real estate field involved in a sale. What excites you most about this industry? Most of the time, details are overlooked in a real estate transaction. I have noticed in recent transaction, the details of a deal are always the makings of great opportunities. While working at American Investment Properties, I have learned to focus on the often disregarded factors. Below market rents, assumable mortgages, low dollar per s/f, seller financing, traffic counts, zoning and parking ratios all contribute to outcome of any transaction. Being able to animate and assess the value of a property by looking at numbers and figures on a page makes every transaction I work on interesting. As John Wooden once said, "it's the little details that are vital. Little things make big things happen." Together with Ron Koenigsberg, American Investment Properties is making big things happen.
