Admiral Real Estate completes nine retail leases totaling 23,980 s/f during the third quarter

Admiral Real Estate Services Corp. has closed nine retail leases totaling 23,980 s/f on behalf of its clients during third quarter, including the following: * Lisa Jones has opened its third store at 66 Pondfield Rd. Bill Dowling of Admiral represented the tenant in the 1,250 s/f. The landlord was represented by Jonathan Gordon, also of Admiral. * Swizzles, a frozen yogurt shop, will open its first 820 s/f N.Y. location at 102 Kraft Ave. Haryn Inter of Paddington Stone Commercial Strategies represented the tenant. The landlord was represented by Gordon. * Jun Choi will be opening a 2,160 s/f nail salon at 20 King St. in Chappaqua. Joan Simon of Admiral represented both the landlord and the tenant. * Subway sandwich shop will be opening a new 1,200 s/f location at Cross River Plaza in Cross River. Steve Patten of The Proto Group represented the tenant. Simon represented the landlord. * PureJoy! Dance Studio is opening at 69 South Moger in Mount Kisco. Simon represented both the tenant and the landlord in the 2,000 s/f lease. * Salsa Fresca signed a new 2,010 s/f lease to open a new eatery at Triangle Shopping Center in Yorktown. Simon represented both the tenant and the landlord. * Restaurateur Angelo DiRosa, proprietor of Scalini Osteria, will be opening a 600 s/f Spanish restaurant at 9 West Grand St. in Mount Vernon. Gordon represented both the tenant and the landlord. * Hector Vera will be adding a third restaurant, the Fleetwood Diner, to his portfolio with his newest 2,940 s/f location at 520 Gramatan Ave. in Fleetwood. Gordon represented both the tenant and the landlord. * BR Wireless d/b/a Metro PCS has opened a fourth location at 1946 First Ave. in Manhattan for 11,000 s/f. Gordon represented the landlord. The tenant was represented by Anastasia Meyding of Walker Malloy & Co. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
