Adams & Company brokers 21,168 s/f in five leases

Adams & Co. Real Estate, LLC recently brokered five leases for a range of fashion apparel companies totaling 21,168 s/f: A 10-year, 10,690-square-foot lease at 10 W. 33rd St. for Celebrity International Inc. David Levy of Adams represented the landlord while Michael Beyda represented the tenant. Asking rents were $37 per s/f. A five-year, 2,700 s/f lease at 39 W. 38th St. for High Fashion Fabrics. Joseph Friedman of Adams represented the tenant while Alan Kahn of Eretz Group represented the landlord. Asking rents were $30 per s/f. A five-year, 5,800 s/f lease at 226 W. 37th St. for Super Textiles Co. Joseph Friedman of Adams represented the tenant while Brett Maslin of Adams represented the landlord. Asking rents were $30 per s/f. A five-year, 1,065 s/f lease at 34 W. 33rd St. for a Bit of Honey Inc. Levy and Maslin represented the tenant and the landlord. Asking rents were $39 per s/f. A five-year, 913 s/f lease at 231 W. 39th St. for That Fashion Look Inc. James Buslik and Jeffrey Buslik of Adam represented the landlord while Richard Price of ID Real Estate Partners, LLC represented the tenant. Asking rents were $35 per s/f. Adams & Co. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
