ABS Partners brokers three leases totaling 23,244 s/f

New York, NY ABS Partners Real Estate completed three leases totaling 23,244 s/f.

The first lease was an 8,194 s/f  renewal for Gide Loyrette Nouel, LLP at 120 West 45th St., also known as Tower 45. The Paris-based law firm will continue to occupy the 19th floor of the building, which is located between Sixth Ave. and Broadway. Tower 45 was sold for $365 million by SL Green to Kamber Management this past July.

Alan Friedman, a senior managing director at ABS Partners, represented the tenant, while Steven Levy, principal of Kamber Management, represented the landlord in-house.

ABS Partners also secured an 11,750 s/f lease at 8 West 38th St. for Dessy Group. The designer and manufacturer of bridesmaid and occasion dresses will occupy the entire eighth floor of the Garment District building by this spring.

Andy Udis and Ron Zimmerman of ABS Partners Real Estate represented the landlord, Fraglow Realty.

In the third lease, ABS secured 3,300 s/f at 220 East 23rd St. for CourseHorse, an education-focused website that partners with schools to offer a wide variety of classes in one easy to navigate online location. The company is relocating its headquarters to the fifth floor of the building, located between Second and Third Avenues in Gramercy Park.

A range of additional office spaces remain available for immediate occupancy at 220 East 23rd St., which is being marketed by ABS Partners.

Zimmerman represented the landlord, ELK 220 East 23rd LLC., while Jason Lund of Newmark Grubb Knight Frank represented CourseHorse.
