2026 Developing Long Island: The Bridge

Mineola, NY The Bridge is a $130 million, nine-story condominium development at 212-214 Third St., directly across from the Mineola LIRR station, that will bring 101 for-sale luxury residences and a 10,000 s/f multifunctional event venue to downtown. The project will introduce a significant new homeownership opportunity in one of Nassau County’s most transit-connected downtowns, where recent residential development has largely focused on rental housing. Designed by William S. Novak Architect, The Bridge will include 25 one-bedroom residences, 60 two-bedroom residences, 15 three-bedroom residences and one penthouse. Amenities include onsite underground parking, a fitness facility, rooftop terrace with cabanas, pool and outdoor dining space, conference room and communal lounges. The event venue will accommodate live entertainment, art exhibitions, fashion shows, private functions and community programming, creating a new gathering place that can attract additional economic activity to downtown. The development secured a $111.3 million construction loan from Lionheart Strategic Management and Schroders Capital. Demolition is complete, excavation is underway, and Aurora Contractors is leading construction, with completion expected by the end of 2028.
