2025-Innovators in Commercial Real Estate-Sayumi Dalmaut of Spectorgroup

Sayumi Dalmaut
Senior Project Manager
Spectorgroup

Impact Highlight: Describe a recent program, initiative, or process implemented by you and the impact on your firm, organization, or community. I achieve my greatest impact through my longstanding partnership with building owners to modernize their spaces, supporting leasing efforts with tailored fit-outs that attract and retain tenants. Serving as the primary project manager for top Manhattan landlords, I customize spaces with a boutique approach to reflect the identity/needs of individual tenants, while building long-term client relationships through trust and high-quality interiors.

Innovative Outlook: Where do you see the biggest opportunities for innovation in the commercial real estate sector? The biggest opportunities in commercial real estate today can be found in moving beyond one-size-fits-all building standards. Designers should guide building owners to create tailored programming and amenities that better reflect the diverse needs and lifestyles of occupants. This includes delivering personalized, flexible, and engaging spaces that drive satisfaction, community, and attract long-term occupancy, which fuels innovation.

Corporate Culture: How does your organization foster a culture of innovation among employees and leadership? At Spectorgroup, we foster innovation by creating shared goals and streamlining communication. By implementing Teams Notebook, I’ve centralized updates, improved transparency, and created greater accountability across my project teams. Anticipating stakeholder needs while prioritizing knowledge-sharing allows teams to collaborate more efficiently and deliver innovative, high-quality solutions for clients.

Beyond Buildings: How do you see innovation in commercial real estate creating a broader impact on communities and the people who live and work in them? I see people-first innovation as a way to turn buildings into experiences that inspire connection and enrich communities. When building owners support their tenants by incorporating communal zones and activities that activate space, it boosts engagement and productivity, further reinforcing the building as equal parts social and cultural hub. It’s about implementing thoughtful design to cultivate wellness and create a greater sense of place.
