What emerging trends will drive investment and development in 2016?
In general, there has been a flight to the boroughs for investors (better returns) and tenants (affordability). With continued cap rate compression, this trend will continue as investors look for opportunities to add value. There is a bright future for development in the South Bronx and Jamaica, Queens because of their access to public transportation. With people staying longer term in N.Y.C., the boroughs are gentrifying at a rapid rate. As neighborhoods become more self sufficient, there is less of a need to leave your homebase, especially when restaurants, shopping, entertainment, etc. are all located within a two block radius.
