07-16-2014 - NYCREW to focus building a career in development

Creating a career in development will be the focus of the next Leading Ladies in Real Estate: Breakfast Series event by the New York Chapter of the Commercial Real Estate Women's Network (NYCREW), with Rockrose Development senior vice president Patricia Dunphy giving an informal talk from 8:30 a.m. to 10:00 a.m. on Wednesday, July 16, 2014. The event will be held at the offices of series sponsor Akerman LLP, 666 Fifth Avenue, New York City. "Patricia has had one of the most wide-ranging careers I've ever seen in our industry," said NYCREW 2014 President-Elect Christine Chipurnoi, a senior vice president at Wells Fargo Insurance Services. "I'm certain that every attendee, regardless of her or his specialty, will learn much from her experience." Dunphy joined Rockrose in 1983 and has held lead roles in residential, commercial, marketing and management, performing all aspects of real estate development. She has played a critical role in helping to shape Rockrose, one of New York City's premier development firms, into a powerhouse. Throughout its 40 years in business, the firm has acquired, built or repositioned 12.7 million s/f of residential, commercial and retail property, totaling approximately $6 billion. The Leading Ladies Series is an informal breakfast discussion by a major industry professional, allowing for more personal interaction and networking prior to beginning the work day. In June, Gayle Matthei, Chief Marketing Officer of Cassidy Turley, addressed a standing-room only group about the challenges and opportunities in marketing real estate. This year, the breakfasts also served as collection points for donations of school supplies to the Volunteers of America's Operation Backpack, which provides students living in homeless shelters with the items needed for the fall school term. Capacity is limited for these in-demand events, and advance registration is required. Costs are: NYCREW Members, $30; CREW Chapter Member, $50; Non-CREW Member, $60; Students, $30. As the original New York area chapter of Commercial Real Estate Women's Network, NYCREW offers a substantial number of educational and networking events throughout the year to increase members' knowledge and offer opportunities to build and enhance personal relationships. The fall calendar of events will be announced shortly.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

For the past several years, the New York City multifamily housing market has been defined by disruption. The combined impact of the HSTPA rent laws and a sharply higher interest rate environment has fundamentally reduced
