Zenith IOS closes acquisitions in Nashville and Memphis

Zenith Industrial Outdoor Storage (IOS), a leading vertically integrated IOS platform has sourced and closed two acquisitions in Tennessee. These transactions mark Zenith’s first capital deployment in Tennessee, adding Nashville and Memphis as two new markets to the firm’s expanding geographic footprint.

“We continue to seek opportunities that align with our portfolio goals, which include geographic diversification in strategic IOS markets with limited supply and high barriers to entry,” said Daniel Laub, COO, and co-founder of Zenith IOS. “We are pleased to announce our first foray into Tennessee and look forward to continue scaling across both Nashville and Memphis MSAs.”

In Nashville, Zenith acquired 870 Murfreesboro Pike, a 4-acre property improved with a 6,000 s/f building leased to Maxim Crane Works. One of the top 10 fastest growing MSAs in the country, Nashville is located within a day’s drive of 75% of the U.S. population. According to CBRE, the industrial vacancy rate as of Q1 2025 is 3%, compared to the national average of 6%.

In Memphis, Zenith acquired 3344 Cazassa Rd, a 13-acre property improved with a 54,000 s/f building leased to JIT-Express. Home to FedEx’s Global Hub, one of the busiest cargo airports globally, and five major railroads, Memphis is considered a critical location for a variety of industrial, logistics, and infrastructure tenants who seek proximity and distribution access to other gateway markets.
