EPIC Commercial Realty arranged the sale of 6803 3rd Ave. in Bay Ridge. The corner lot is home to a vacant mixed-use building consisting of 18 apartments and two commercial units. Standing four-stories tall, the property recently underwent renovations to convert all one-bedroom apartments to two-bedrooms and all current two-bedrooms to three-bedroom/two bathroom apartments. The current structure is built 17,000 s/f on the 50' x 100' lot.
Located on the Southeast corner of 3rd Avenue and 68th St. in Bay Ridge, the property houses two ground-floor retail units on the busy 3rd Ave retail strip. The residential entrance to the building is found on 68th St., which is a solely residential block. 6803 3rd Ave is found one block west of the Bay Ridge Ave 6 train station and five blocks south of where the Brooklyn-Queens Expressway collides with the Belt Parkway. The neighborhood itself is surrounded by I-278 and the Belt, creating a border around it. "Bay Ridge represents an exciting opportunity for a savvy investor. Locals of this area call it the 'Original Gold Coast,' which seems fitting with all that it has to offer. It is no longer being overlooked by investors or renters, but is highly sought after instead," said Yona Edelkopf. EPIC CEO Edelkopf brokered the sale of 6803 3rd Ave. for $5.55 million.
