Weiss of T. Weiss brokers 18,240 s/f for Aramis Inc.

Aramis Inc., a division of Estée Lauder Companies Inc., has leased 18,240 s/f of office space at T. Weiss Realty Corp.'s Melville Corporate Center I. The new Estée Lauder/Aramis space, at 105 Maxess Rd., previously was leased by the Garden City Group, a division of Crawford & Co. The space is less than one-half mile from Estée Lauder's other corporate facilities, on Pinelawn Rd., Corporate Center Drive and S. Service Rd. The company's executive offices are in midtown Manhattan at the GM Building. Craig Weiss, managing director at T. Weiss, represented the landlord in-house in a direct deal with the tenant. "We are pleased that Estée Lauder has chosen to lease space in our building," said Ted Weiss, CEO of T. Weiss. "We are certain that that the company will benefit from the convenient location of our building in the heart of the Melville business district and that its employees will enjoy our building's amenities, including the restaurant and health club." The lease, completed against a backdrop of a challenging business environment, "was made possible by our location and our ability to compete financially with other buildings," said Ted Weiss, noting that his company, in 2010, leased more space than in any other year in its 42-year history. The vacancy rate in Melville was around 12% at year end, according to CoStar, the real estate information provider. The Melville Corporate Center, built in 2001 and about 95% occupied throughout the past 10 years, offers a class-A image at a significant value. A few blocks of space remain available, Ted Weiss said. Founded in 1969 by Ted Weiss and with day-to-day operations now overseen by both Ted and Craig Weiss, Melville-based T. Weiss Realty Corp. is a family owned and operated, full-service developer and manager of Class-A office buildings with properties totaling more than 600,000 square feet in the most important business districts of Nassau and Suffolk counties. T. Weiss Realty develops, owns and manages all of its properties and provides unsurpassed personalized service, meticulous attention to detail and swift response to customer requests.

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
