Two Trees completes lease for Barneys Co-op

According to Two Trees Management Co., Barneys Co-op, will open a location at Two Trees property at 194 Atlantic Ave. in the Cobble Hill neighborhood. Barneys Co-op has three existing stores in Manhattan located in Soho, Chelsea and the Upper West Side. "Two Trees is excited to welcome Barneys Co-Op to our building at 194 Atlantic Ave.," said Jed Walentas, a principal at Two Trees Management Co. "The arrival of this fashion mecca makes Downtown Brooklyn-a 'must-shop' neighborhood." Slated to open in September, Barney's will join retailers such as Urban Outfitters and Trader Joe's. A lease was signed for approx. 10,000 s/f. Caroline Pardo represented the landlord; Noel Caban and Richard Hodos of CBRE represented the tenant. Two Trees Management Co. owns most of the Brooklyn neighborhood of DUMBO ("Down Under the Manhattan Bridge Overpass") as well as significant properties in the Downtown Brooklyn, Brooklyn Heights, Cobble Hill, Boerum Hill area. The company's holdings include 13 buildings and the second largest portfolio of commercial space on the Brooklyn waterfront, which spans 3 million s/f.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
