The Sapir Organization secures $105 million in refinancing from Genesis Credit for 261 Madison Ave.

Manhattan, NY The Sapir Organization has secured $105 million in refinancing for 261 Madison Ave., its 28-story office tower near Grand Central Terminal in Midtown. The transaction reinforces the New York-based firm’s commitment to the Madison Ave. property, which it has owned since 1997.

Anthony Orso, Ari Schwartzbard and Clifford Welden of Newmark arranged the $105 million refinancing on behalf of The Sapir Organization. The loan was provided by Genesis Credit.

261 Madison Ave. encompasses 398,000 s/f and serves as The Sapir Organization’s headquarters. Designed by architect Sylvan Bien, the tower combines a classic midcentury silhouette with updated office interiors, flexible workspaces and a location within walking distance of Grand Central Terminal, Bryant Park and Fifth Ave.

“261 Madison Avenue has been part of our portfolio for nearly three decades, and our commitment to this property and to New York remains strong,” said Alex Sapir, CEO of The Sapir Organization. “This refinancing allows us to continue investing in a property we know well and believe in. Its location, accessibility and adaptable office space are enduring strengths, and we look forward to building on that foundation.”

The property offers tenants access to one of the city’s principal business districts and transportation hubs. Its proximity to Grand Central connects the building to regional commuter rail, the Long Island Rail Road and multiple subway lines, while surrounding restaurants, hotels and retail contribute to its appeal as a business address.

“261 Madison Ave.’s proximity to Grand Central and The Sapir Organization’s nearly three decades of ownership made a compelling case for this financing,” said Anthony Orso of Newmark. “We were pleased to bring Genesis Credit and Sapir together on a transaction that supports the property’s next chapter and reflects continued lender interest in well-located Manhattan office assets backed by experienced owners.”

Home to the Japanese restaurant Zuma, 261 Madison Ave. reflects The Sapir Organization’s approach to pairing commercial real estate with distinctive hospitality experiences. Renovated office spaces emphasize natural light, open layouts and functionality.

The refinancing continues the firm’s longstanding investment in Manhattan, where its history includes the ownership, development and management of major commercial properties, including 11 Madison Ave. and 2 Bdwy
