Bronx, NY Investment Property Realty Group’s Team Friedman closed three sales in the borough totaling $7.05 million in October.

987-989 Ogden Ave. sold for $3 million. The 28-unit walk-up multifamily building is located in the High Bridge section of the city. Built in 2018, the property benefits from a 421-a tax abatement that expires in 2034. The building’s value declined following the 2019 rent laws, resulting in a short sale with the lender. IPRG broker Jared Friedman represented both the seller and the buyer.

1077 Intervale Ave. sold for $1.85 million. The three-story, 9,000 s/f warehouse is located in the Foxhurst section of the borough. The property is within an R7-1 zoning district and offers 10,992 buildable s/f. A developer who owned the adjacent lot purchased the property and plans to redevelop the site. Friedman represented both the seller and the buyer.

4057 White Plains Rd. sold for $2.2 million. The property is a vacant corner development site located at the intersection of White Plains Rd. and East 228th St. in the Wakefield section of the city. Situated on a 56.25-ft.-wide lot, the site offers 16,875 buildable s/f. The transaction closed at $130 per buildable s/f. Located near the 2 and 5 subway lines, the property offers access to public transportation and presents an opportunity for future development in the neighborhood. Friedman represented both the seller and the buyer.
