The FADER leases office at 55 Washington St.

Brooklyn, NY According to Two Trees Management Co. a new office lease has been signed in DUMBO by music and culture magazine The FADER, strengthening the neighborhood’s reputation as a creative hub.

The FADER, known for its influential voice in music, culture, and media, will relocate its headquarters from Manhattan’s Flatiron District, where it has been based for two decades, to 55 Washington St. The office will be utilized for a range of content-driven initiatives, including podcasts, event programming, and community-focused activations. The FADER signed a three-year, 5,000 s/f lease on the 9th floor and was represented by Hannah Murphy and Payal Doshi at Lantern Real Estate. Alyssa Zahler, managing director of commercial leasing, and Jarad Winter, director of commercial leasing, represented Two Trees in-house.

DUMBO is home to multiple new vinyl boutiques, recording and production studios, talent agencies, and more, including High Road Touring, TBA Music, Pickle Music, Found Objects, Ground Control Touring, Songboy Entertainment, Domino Records, Devialet, Tunecore, Legacy, Archivio, Plug Mini, among others. After having success at its appointment-only space in 45 Main St., Vinyl Veritas opened a new storefront at 111 Front St., which recently went viral after Joe Jonas filmed himself signing a few copies of the Jonas Brothers’ recent record in the store. Even some of the office tenants in DUMBO are bringing music into their spaces; creative agency Exposure incorporated a vinyl listening bar in its office at 45 Main St.

55 Washington St. is a historic landmarked building featuring nine stories and 337,000 s/f of loft-style offices with oversized windows, modern technology, and flexible floor plans. Amenities include a new, renovated lobby, shared tech-enabled conference rooms, an app for tenant services, an on-site parking garage, bike storage, and more. The building also boasts a rooftop garden designed by Field Operations that doubles as an outdoor office with greenery, multiple seating areas, power outlets, wifi, and 360-degree views of the river, Brooklyn, and Manhattan. Tenants also have access to public transit options and the waterfront and Brooklyn Bridge Park.
