TF Cornerstone's 4610 Center Blvd. is 100% occupied

After five months of leasing, 4610 Center Blvd. -- TF Cornerstone's sixth and final building along Center Blvd. in Long Island City (LIC) -- is now 100%occupied. To date, more than 6,000 people call the TF Cornerstone buildings on the LIC waterfront home, occupying 2,615 rental units and 184 condominiums on Center Blvd.. 4610 Center Blvd.'s modern, 26-story tower curves around LIC's famous Pepsi-Cola sign and features 584 units, a mix of studios, one, two, and three-bedroom apartments. Leasing activity at the tower has been swift since launching in May 2014. "The lease-up of 4610 Center Blvd. is an incredible milestone for both Long Island City and TF Cornerstone," said Sofia Estevez, executive vice president for TF Cornerstone. "We've spent the last 12 years not only building and leasing buildings along the LIC waterfront, but also immersing ourselves in the community and growing to love the neighborhood just as much as our residents do. The lease-up of this building is a true testament to the vibrancy of this area, and we look forward to our next chapter of development in LIC." Designed by international award-winning architecture firm Arquitectonica, 4610 Center Blvd.'s apartments tout stainless steel appliances, glossy white cabinets, great custom closets, wood strip floors, and floor-to-ceiling windows that allow residents to enjoy panoramic views of the Manhattan skyline. The building's elegant interior amenity spaces were designed by internationally renowned design firm Yabu Pushelberg. Residents delight in a spacious lobby with a WiFi lounge, a private garden, and 24-hour concierge. A modern fitness center is located on the seventh floor, and on the eighth floor, a resident club opens on to a landscaped terrace with beautiful views. TF Cornerstone finalized its purchase of 21-acres of waterfront property in LIC from PepsiCo in 2003 and since then, the company has transformed the former manufacturing site into a residential urban oasis. The residentially-lined Center Blvd. has become the main thoroughfare connecting the LIC waterfront with the rest of the borough. Made up of entirely new construction, this area along Center Blvd. includes waterfront parks, a public K-8 elementary school, shops and restaurants including Sweetleaf Coffee and Tea, Shi Asian Restaurant, Blue Streak Wines, Food Cellar Market, Duane Reade, and MoMA PS1, all of which are within walking distance from 4610 Center Blvd.. The waterfront is also home to the LIC Flea & Food, NYC's top-rated outdoor market, which is now open for its second season. Center Blvd. is a convenient four-minute subway ride away from Midtown Manhattan on the 7 train, and accessible by the G, E and M trains, East River Ferry and the Pulaski Bridge.

With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
