Sugar Hill Capital Partners begins closings at One Prospect Park West

Brooklyn, NY Closings are underway for One Prospect Park West, the historic condo renovation that broke Park Slope’s sales record with a $6.5 million penthouse. Now officially open to residents, the building is gearing up to unveil an amenity collection this spring.

Closings at One Prospect Park West cap a robust 2021 for the project, which saw strong sales velocity throughout the year, including the sale of one of the development’s most expensive penthouses. Upon closing, the penthouse, listed at $6.5 million, will become one of the most expensive condo sales in Park Slope history.

One Prospect Park West has continued to attract sales activity and is currently over 70% sold. Buyers are drawn to the development’s spacious homes, detailed interiors, views, amenities and location.

Originally built by the Knights of Columbus during Park Slope’s 1920s “Golden Era,” One Prospect Park West was the most sought-out destination for area society events and was home to grand features such as a bowling alley, indoor swimming pool and billiards room.

Sugar Hill Capital Partners has restored and converted the building into 64 residences with interiors by WORKSTEAD, the locally-based design studio known for its boutique hotels including the Wythe Hotel in Williamsburg. One Prospect Park West is WORKSTEAD’s first residential development.

Building amenities include a private residents’ lounge, fitness center, children’s playroom, basketball court, private art gallery and a rooftop meadow featuring an apple orchard with mature planted trees, a sun deck, a lounge terrace and an outdoor kitchen with barbecue grills—all with views of Manhattan, Prospect Park and beyond. Designed by ODA, the rooftop meadow represents the distinguished architecture and design firm’s first landscape-only commission.

One Prospect Park West boasts a timeless, handcrafted design that marries pre-war glamour with modern conveniences. Expansive residences combine the square footage of a townhome with the services and luxurious amenities of an upscale condominium.
