Suffolk IDA grants new benefits to 402,450 s/f The Ferncliff Hotel

Melville, NY The Suffolk County Industrial Development Agency (IDA) has approved amended financial assistance for 125 Spagnoli LLC, an affiliate of The Beechwood Organization, to support a $50 million increase in the total investment for The Ferncliff Hotel, an extended-stay hotel planned for Spagnoli Rd.

Originally approved by the IDA in 2024 with a $137 million investment, the project is now valued at $184.5 million. Plans call for the demolition of an existing 150,000 s/f industrial building and the construction of a new 402,450 s/f, four-story hotel with 299 extended-stay suites.

The Ferncliff Hotel will be built on a 10.3-acre site currently occupied by Poly-Pak Industries which will be ceasing operations. The hotel’s suites will range from studios to three-bedroom units. Amenities will include landscaped courtyards, a fitness center, restaurant, rooftop patio, swimming pool, bar, dog parks, grilling stations, and more.

“The Ferncliff will fill a growing demand for high-quality extended-stay accommodations in the region,” said Steven Dubb, principal and president of The Beechwood Organization. “This added investment reflects our strong commitment to the project and to Suffolk County. With the continued support of the IDA, we’re confident in the long-term success of this destination.”

The project is expected to create approximately 400 construction jobs and 22 permanent positions. It will serve corporate travelers, long-term visitors, snowbirds, and residents in transition, and is strategically located near major highways and Republic Airport in Farmingdale.

“This project isn’t just another hotel. What Ferncliff has proposed satisfies an accommodation need in the area that has growing demand for all types of travelers,” said Kelly Murphy, executive director of the Suffolk County IDA. “What they’re creating will establish a home away from home for individuals traveling to our region, whether for business or leisure. This extended stay concept, along with its unparalleled amenities and strategic location, is poised to be a significant destination for travelers.”

The Suffolk County Industrial Development Agency (IDA) is a public benefit corporation of the State of New York. The purpose of the agency is to promote economic development within Suffolk County. The operations of the agency are not supported by taxpayer funds, but rather fees generated by the applicants. The Suffolk County IDA works in synergy with Suffolk County executive Edward Romaine and the Suffolk County Department of Economic Development and Planning to foster positive economic development within the County.
