Queens, NY Garry Steinberg, managing director/principal, and Jaime Schultz, director of Lee & Associates NYC LLC (Lee NYC) have arranged a 10-year lease for Toby’s Estate Coffee’s first borough location at 26-25 Jackson Ave., a Rockrose Development building in Long Island City. The 1,000 s/f space with a backyard is in an old townhouse converted into a retail building with soaring ceiling heights. The coffee retailer’s newest location is between the Court Sq. and Queens Ave. subway stops. Neighboring landmarks and businesses include the Citigroup building, JetBlue, and Silvercup Studios.
Toby’s Estate Coffee makes its area debut in the wake of the success of its Williamsburg flagship and three Manhattan locations. The Australian small-batch roaster is known for its commitment to the environment and ability to extract the unique flavor from its single origin coffees. It brings customers together through its communal tables and Brew Schools that impart its advice on making the most of every cup of coffee.
“This part of Long Island City is experiencing a residential boom, and the retail and dining sectors need to catch up with it,”said Steinberg, who represented Toby’s Estate Coffee with Schultz. “The tenant is eager to change that by bringing its unique environment to Queens.”

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
