Stein honored by New York State Bar Assn.

Manhattan, NY Real estate attorney Joshua Stein is the recipient of this year’s Outstanding Online Community Contributor Award, conferred by the New York State Bar Association (NYSBA) Real Property Law Section. The award recognizes members “who have made significant contributions to the community,” according to NYSBA.

Stein, principal of Joshua Stein PLLC and an author of books, articles and other practical materials on commercial real estate, has been a member of the New York bar since 1985. For 20 years he has overseen a listserv that helps NYC real estate lawyers discuss legal issues, make referrals, and stay up to date on recent developments. He also participates actively in an NYSBA online community for real estate lawyers.

According to the NYSBA, its online community “has become a robust, interesting and valuable tool for members to refer to and connect with members statewide.”

Stein, a graduate of Columbia University Law School and a former managing editor of Columbia Law Review, is a former chair of NYSBA’s Real Property Law Section, and former co-chair of the Section’s Commercial Leasing Committee. He has authored five books on commercial real estate and real estate finance, the most recent of which is the New Guide to Ground Leases, a two-volume set he published last year under an imprint he created (www.groundleasebook.com). Stein also wrote and edited major parts of the New York State Bar Association’s treatise on Commercial Leasing, now in its third edition. He has also published over 500 articles on commercial real estate law and practice, making him one of the most prolific authors on these topics in the United States.

A law profession rating service, Super Lawyers, has included Stein on its top lists most years since 2006. Who’s Who Legal, in 2020, cited him as a “Global Elite Thought Leader,” and “one of the best real estate lawyers the North American market has to offer.” His name also regularly appears in the Chambers guides to lawyers.

Now in its 15th year, the law firm of Joshua Stein PLLC handles commercial real estate financing, leases (ground and space), development, hotel transactions, acquisitions, and consultation on real estate issues. Its clients range from global banks to major developers to individuals acquiring LLC interests in small buildings or signing a lease for their first retail space. The firm has five attorneys, with one or two typically assigned to each matter. Stein also handles occasional expert witness and arbitration or mediation work.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
