Islandia, NY The prominent Long Island and New York City law firm Lewis Johs Avallone Aviles, LLP has completed the expansion of its regional headquarters located at the 778,000 s/f One CA Plaza. Stalco Construction, served as construction manager for the expansion, which was designed by bld architecture.
“The expansion reflects our firm’s continuously growing presence in Nassau and Suffolk counties, as well as a consolidation of Long Island operations. The new office section will house our expanding trusts and estates, corporate, and real estate groups, as well as supporting personnel, which relocated from the Riverhead office,” said Lewis Johs managing partner Bob Avallone.
Lewis Johs’ new office is Stalco’s 11th construction project at One CA Plaza, where the firm has served as construction manager for commercial tenant fit-outs and building upgrades since 2009.
“The $300,000 3,500 s/f expansion has converted an area previously occupied by CA into 11 private offices and an open-plan section with seven workstations for support staff. The new facility is located across the elevator lobby from the current 27,000 s/f. Lewis Johs offices, constructed in 2013, also by Stalco,” said Kevin Harney, Stalco principal and CFO. “Following the expansion, the entire office totals 30,500 s/f.”
bld architecture developed an attractive, high-density layout, which provides a comfortable workplace environment for employees. “The design includes a new 30-ft.-long glazed wall alongside the elevator lobby that allows for daylight to come into the interior office spaces through the 250-ft.x20-ft. skylight above the building’s central atrium. We made it a priority to have natural light in all work areas,” said bld architecture’s director of operations Tom Murawski, RA.
“The project was fast-tracked, so design and construction took place simultaneously. This accelerated project delivery method allows for the entire expansion to be completed in just six weeks,” said Stalco project manager Erik Rappel.
The new private offices are located either alongside a glass wall overlooking the inner atrium or by the elevator lobby with the new glazed wall. They feature vision panels within the divider walls and solid wood doors with a mahogany veneer. Other finishes include carpet-tile flooring, acoustical tile ceilings by Armstrong, and parabolic indirect fluorescent lighting fixtures.
To achieve the required fire-safety rating for the new glazed glass wall in the elevator lobby, Emtec Consulting Engineers designed a water curtain fire protection system utilizing an increased number of sprinklers. Emtec is serving as the mechanical, electrical, and plumbing (MEP) and fire protection engineer.
