Smith of Smith Commercial Real Estate debuts new course

West Babylon, NY A new, unique, learn-by-doing course was run for the first time on September 27th, by the Long Island Board of Realtors (LIBOR) at their Babylon Training Center. The program was created and instructed by Edward Smith, Jr. CREI, ITI, CIC, GREEN, MICP, CNS and CIREC program developer.

The agents taking this program demonstrate a strong desire to become even more professional by learning to do formulas and calculations for both residential and commercial real estate on the HP10BII+ hand held calculator. In this program agents expanded their skills by learning:  shortcuts in basic math and memory functions for multi-year escalations, commission calculations; how to determine rentable s/f; determining mortgage costs, pay offs, amortization and balloon payments; financial analysis, net operating income (NOI), capitalization rates (CAP rates) determining value; advanced investment analysis, internal rate of return (IRR) and net present value (NPV) functions and more.

The program was very well receive, some comments from the student evaluations:

• “Excellent overview and workbook.”

• “Great class! Lots of valuable information, interactive and engaging.”

• “This was probably the best class I’ve ever taken.  All the material was interesting... First time in my life that numbers didn’t turn my brain to jello!”

• “The textbook is fantastic. I can now use it after class to review and practice the formulas.”

The class is taught using Smith’s textbook by the same name, “Real Estate Formulas and Calculations: Using the HP10BII+ Calculator.” It is available on amazon.com.

Smith is the author of more than a dozen real estate continuing education courses, nine books on commercial and investment real estate and over 175 published articles. He has taught over 12,000 agents to do commercial brokerage.

The next “Formulas and Calculations...” course is being given in Jackson Heights by the Long Island Board of Realtors on Monday December 18.
