SL Green Realty inks 34,564 s/f of leasing at 711 Third Ave.

Manhattan, NY SL Green Realty Corp. completed two office leases totaling 34,564 s/f at 711 Third Ave. The transactions include a 14,598 s/f, 8.5-year renewal lease with Ackman Ziff Real Estate Group, LLC covering a portion of the 11th floor and a 19,966 s/f, 10-year new lease covering a portion of the seventh floor with Fidelity National Title Insurance Company.

Ackman Ziff Real Estate Group represented itself in the renewal transaction. Fidelity National Title Insurance Company was represented by Joseph Fabrizi of CBRE.

“We’re delighted that each of these tenants have selected to locate their office at 711 Third Ave.,” said Steven Durels, executive vice president, director of leasing and real property at SL Green. “Leasing velocity in Midtown Manhattan continues to strengthen as tenants seek well-located buildings with strong sponsorship.”

Located between East 44th and East 45th Sts., one block from Grand Central Terminal, 711 Third Ave. is a classic mid-century modern office tower designed by William Lescaze & Associates. The property was renovated by SL Green and features a gallery-style lobby showcasing an original Hans Hofmann mosaic mural. The building has earned LEED Gold, ENERGY STAR, WELL Health-Safety Rated and WiredScore Platinum certifications.
