Simone Healthcare Development Group completes redevelopment of a Long Island health care facility

Simone Healthcare Development Group, an affiliate of Simone Development Companies, has completed the redevelopment of 1436 Broadway, as a comprehensive health care facility operated by Mount Sinai Five Towns Medical Group. Simone Healthcare Development was responsible for the acquisition and redevelopment of the former Verizon office building, transforming it into the new, ambulatory care center that is Mount Sinai Five Towns Medical Group, under a long-term lease agreement with the Icahn School of Medicine at Mount Sinai. "The opening of this facility is a testament to our successful partnership with Mount Sinai. It has been a privilege to coordinate with their team to create a modern local healthcare center," said Joseph Simone, president of Simone Development. "With the seismic changes in healthcare delivery and technology, and the implementation of the Affordable Care Act, millions more patients will be added to the system in the coming years. The old model for healthcare delivery is no longer viable, and medical providers need to bring comprehensive outpatient care to where people live. That is the need we are helping medical providers to fulfill through new facilities." As part of the Mount Sinai Health Network, all physicians and medical personnel at Mount Sinai Five Towns Medical Group in Hewlett are affiliated with the Mount Sinai Health System based in Manhattan. WESTMED Practice Partners manages day-to-day operations at the new facility. Services offered at the Hewlett facility will include preventive care and general medical exams, including yearly physicals; chronic disease management - COPD (emphysema), diabetes, hypertension (high blood pressure), high cholesterol and asthma; treatment for minor injuries; acute medical care, including urinary tract, throat and ear infections; women's health, including routine gynecologic exams and cervical cancer screenings; and vaccinations and immunizations. Mount Sinai Five Towns Medical Group also features on-site radiology and laboratory services, offering convenient, same-day imaging services and lab test results. In addition, staff will utilize electronic health records to allow for rapid and secure exchange of health information to facilitate patients' medical care. "We strive to engage with healthcare providers at the earliest possible stage of the expansion process to achieve the best outcome, and to remain a trusted advisor and long-term partner through every step of development," said Guy Leibler, president of Simone Healthcare Development. "In this case we started working with Mount Sinai as they began their search for a new facility, and were able to identify this site and then create a building tailored to their specific needs." "Our business model contemplates a long-term relationship with the healthcare provider that encompasses every aspect of locating, designing, building, and operating a new facility," Simone said. "There's an incredibly strong need for new outpatient facilities, and our company is uniquely positioned to help our clients navigate their facility needs through our complete array of real estate services."

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
