Brooklyn, NY RTL, one of New York City’s leading retail brokerage firms, represented three new restaurants in securing locations in a five-block radius in Williamsburg.

Coming this fall to 62 South 2nd St., the team behind the popular DUMBO and Upper West Side cocktail bars, Nobody Told Me, is set to launch an exciting new concept.

Pally, an all-day café and wine bar, opened at 223 Kent Ave. earlier in June. From 9:00 a.m. to 5:00 p.m., Pally’s service includes egg sandwiches, chia bowls, fresh breads, teas and coffee; after 5:00 p.m. its menu shifts to light appetizers, cheese boards and bites paired with wine and cocktails.

RTL executive vice president and partner Michael Shkreli and associate Eli Gold represented the tenants in both transactions. The landlord for 223 Kent Ave. was represented by Tri State Commercial.

Matsunori Sushi Club, renowned for its famous pink sushi rice, took space at 340 Metropolitan Ave. The bring-your-own-beverage restaurant, which offers a $98, 12-course omakase menu, also operates at 151 Allen St. in the Lower East Side. Shkreli and Gold represented both the tenant and the landlord in the Williamsburg transaction.

“Williamsburg has seen exceptional growth in recent years, driven by an influx of world-class retailers and now followed by top-quality F&B. These three openings are the latest manifestation of that momentum,” said Shkreli. “Eli and I worked diligently to identify spaces that align with the concepts while still fitting in with the area's vibrant energy and we know they will become staples in the neighborhood.”

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home.
